Air Duct Cleaning League City, TX

Why Choose Extreme Air Duct Cleaning Services?

League City has grown from a small Galveston County town into one of the most affluent and fastest-growing communities in the entire Houston metro. Neighborhoods like South Shore Harbor, Bay Colony, Victory Lakes, Tuscan Lakes, and Clear Creek Shores have attracted tens of thousands of families over the past two decades — many of them coming from Houston and bringing high expectations for the homes they move into.

With a median household income well above $118,000 and a housing stock that skews heavily toward larger, newer construction, League City homeowners tend to invest in their properties. Air duct cleaning is one of those maintenance items that gets overlooked despite how directly it affects daily comfort — and with the size of homes in this market, a neglected duct system can have a real impact on both air quality and energy costs.

What to Expect During a Service Call from Extreme Air Duct Cleaning Services

League City’s Air Quality Reality

League City sits on the southern edge of the Greater Houston area, right along Clear Creek and bordering both Galveston County and the Clear Lake area. The proximity to the water — particularly Clear Creek and Galveston Bay — means humidity levels here run high pretty much year-round. That persistent moisture is the enemy of ductwork, especially in homes where any small leak or gap in the duct system allows humid attic air to mix with the cooled air in the ducts. The result is condensation, and over time, mold.

Homes in South Shore Harbor, Bay Colony, and the communities near the waterfront are particularly susceptible, simply because they’re closer to the moisture source. We’ve cleaned ducts in League City homes where visible mold had developed inside flex duct sections that ran through humid attic spaces — homeowners had no idea because the registers looked fine from the outside.

The other factor worth mentioning is new construction. League City has seen enormous amounts of home building over the past decade. New homes are not immune to duct issues — during construction, ductwork is often left open and exposed in attics and walls for weeks or months, collecting construction dust and debris before the system ever turns on for the first time. A cleaning within the first couple of years of moving into a new build is a smart move.

League City FAQ — Extreme Air Duct
League City, TX

Common Questions About
Air Duct Cleaning

How often should League City homeowners get their air ducts cleaned?
Every 3 to 5 years is the general recommendation, and in League City we lean toward every 3 years. The proximity to Clear Creek and Galveston Bay keeps humidity levels high year-round, which accelerates moisture buildup inside ductwork. Larger homes — common in South Shore Harbor, Bay Colony, and Tuscan Lakes — have longer duct runs with more surface area for dust and debris to accumulate. If you moved into a new build within the last few years, we'd recommend a cleaning sooner rather than later — construction debris is often left inside ductwork during the building process.
Does new construction in League City mean my ducts are already clean?
Not necessarily. During construction, ductwork is left open in attics and wall cavities for weeks or even months before the system is sealed and turned on. Drywall dust, insulation fibers, sawdust, and debris from other trades all settle inside the ducts during that time. The first time your AC runs, it pulls that material through the system. We regularly clean ducts in League City homes that are only 2 to 3 years old and find significant construction-related buildup. A post-construction cleaning in the first year or two is a smart investment.
Can League City's waterfront location cause mold in my ductwork?
It can, yes. Homes near Clear Creek, Galveston Bay, and the waterfront communities deal with elevated ambient humidity that never really lets up. When ductwork has even a small gap or leak — which is common in homes that have settled or had any renovation work done — humid attic air mixes with the cooled air inside the ducts. The temperature difference causes condensation, and over time that moisture creates conditions where mold can grow. Waterfront and near-water properties in League City, including South Shore Harbor and Bay Colony, are particularly susceptible and worth inspecting more frequently.
How much does air duct cleaning cost in League City, TX?
For a typical League City home, expect to pay between $350 and $600 for a full air duct cleaning. Homes in this market tend to be larger than average, with more vents and longer duct runs — both of which affect the time and cost of the job. We provide a free inspection and quote before any work begins, so you'll know the exact price before we start. There are no surprises. Call (832) 699-0888 for your free estimate.
Do you serve all of League City including Victory Lakes and Tuscan Lakes?
Yes — we serve all of League City including South Shore Harbor, Bay Colony, Victory Lakes, Tuscan Lakes, Clear Creek Shores, and all surrounding communities in zip code 77573. We also serve nearby areas including Friendswood, Pearland, Webster, and the Clear Lake area. If you're not sure whether your neighborhood is covered, just call and we'll confirm quickly.
Do you offer dryer vent cleaning in League City as well?
Yes, and we recommend it. In League City's humid climate, dryer vents compact lint faster than in drier parts of the country. A clogged dryer vent is one of the leading causes of house fires nationally — the CPSC estimates around 16,500 dryer-related fires per year in the US. We check your dryer vent as part of every service visit and can clean it in the same appointment. We offer a combination discount when you book air duct and dryer vent cleaning together.
Still have a question? We're happy to help.

Easy to book and they showed up on time. It was obvious that the dispatcher actually communicates with the on-site crew because they came prepared with the staff to do the cleaning we booked AND had an extra member so we could do the mold-removal we had mentioned that we were considering without having to have a 2nd visit. They were knowledgeable, polite, and very clean with their work. Explained what they were doing and showed pictures of our system so we could know what was happening. Will happily be booking cleanings every few years with them.

I enjoyed doing business with Extreme for many reasons. They were very professional, honest, on time and they cleaned up after they completed the job. I don’t feel that I was ripped off. I think their pricing was fair and appropriate for duct replacement for a single family home.

For a second year in a row, these guys, namely the technician Mr Anastocio, performed as agreed. I found their Groupon for whole house at 3ksqft. He called ahead by an hour for a heads up. I vacuumed my floors and moved light furniture and things so more carpet is exposed. He said my carpets looked good and we didn’t need spot treatments. He didn’t use additional chemicals as this was the basic steam/ deodorizer treatment. My carpets smell fresh and look great. Have exact change available for tax which Groupon does not cover, on a $99 service, I paid $8.16 directly to my tech. See you guys next year.
