Dryer Vent Cleaning in Houston, TX

Dryer Vent Cleaning in Houston, TX Area By Extreme Air Duct Cleaning And Restoration Services

Extreme Air Duct Cleaning and Restoration Services are proud to offer dryer vent cleaning services to help keep your clothes dryer functioning properly. A clogged dryer vent can prevent moist air from properly venting, resulting in longer drying times and a musty smelling load of laundry. This can cost you money in the long run by having to run your clothes through multiple cycles to get them dry. If that weren’t enough, a dryer vent clogged with lint can spark a fire.

Houston homes deal with something most other cities don’t — year-round humidity that seeps into everything, including your dryer vent. That moisture, combined with lint buildup, creates conditions that can lead to mold growth inside the vent hose and dramatically increase the risk of a dryer fire. Getting your dryer vent professionally cleaned isn’t just routine maintenance here — in Houston’s climate, it’s a genuine safety necessity.

Clogged dryer vents not only waste energy, they are dangerous, too!

The Consumer Products Safety Commission estimates that there are an estimated 16,500 Fires, 12 deaths, and 350 injuries associated with clothes dryer fires every year. The CPSC also estimates over $104,000,000 in property damage each year as a result of clothes dryer fires. A simple dryer vent cleaning service can easily prevent these catastrophes from occurring.

Why is it important to have your dryer vents cleaned by a Houston, TX area professional?

Three reasons. Safety: roughly 15,000 home fires every year start in clogged dryer vents. Lint particles slip past the trap, build up in the vent hose, and ignite when the dryer overheats. Savings: a blocked vent forces the dryer to work harder, which can add $18 to $24 to your monthly energy bill and shortens the appliance’s lifespan. Efficiency: clothes dry in one cycle instead of two.

2.) SAVINGS: A clean dryer vent will help improve the efficiency of your dryer and allow your clothing to dry faster. According to recent industry studies, an excessively clogged dryer vent may add $18-$24 to your home’s energy bill. Clean vents also increase the life of your dryer, helping you to avoid costly repairs or an even costlier replacement.

Signs Your Dryer Vent Needs Cleaning

Dryer vents don’t fail dramatically — they fail gradually, until one day the dryer overheats or stops drying properly. Here’s what to watch for:

  1. Clothes take longer to dry. If your dryer used to handle a load in 40-50 minutes and now takes two cycles, restricted airflow is the most likely cause. Lint buildup forces the dryer to work harder for less result.
  2. The dryer feels hot to the touch. A dryer that’s hot on the outside is venting heat into the room instead of out through the vent. That’s a fire risk, not a small inconvenience.
  3. You smell something burning. Lint trapped in a vent can smolder before it ignites. If laundry day comes with a faint burning or “hot” smell, stop using the dryer until the vent is checked.
  4. Lint visible around the outside vent cap. Lint piling up outside means it’s also piling up inside. The exterior is what you can see; the interior is usually worse.
  5. The lint trap is wet or damp after a cycle. Moisture should leave the dryer through the vent. When it doesn’t, it backs up into the lint trap and the dryer cabinet.
  6. The dryer shuts off mid-cycle. Modern dryers have safety sensors that trip when the vent is too restricted. If yours is shutting itself off, the vent is restricted enough to be dangerous.
  7. A musty smell on freshly dried clothes. Trapped moisture in the vent can transfer back to clothes that should come out smelling clean.
  8. It’s been more than 18 months since the last cleaning. Even without symptoms, this is the threshold the U.S. Consumer Product Safety Commission cites for routine maintenance.

If two or more of these are showing up, schedule a professional cleaning. If you’re seeing #2, #3, or #6, stop using the dryer until a technician inspects it.

What Happens During Our Dryer Vent Cleaning Service

When our technician arrives at your Houston home, here’s exactly what to expect:

Step 1 — Inspection First. Before touching anything, we inspect the full vent run — from the dryer connection all the way to the exterior exhaust cap. We check for kinks, damage, improper routing, and assess how severe the lint buildup is. If we see anything that needs attention, we tell you upfront.

Step 2 — Disconnect and Access. We carefully move the dryer away from the wall, unplug it, and disconnect the duct from the back of the machine. This gives us full access to the interior of the vent system.

Step 3 — Full Vent Cleaning (Deep Cleaning). Using professional-grade rotary brushes and high-powered vacuums — equipment built specifically for dryer vent cleaning — we clear the entire exhaust path of lint, debris, and any blockages. We work from both ends of the vent to make sure nothing gets left behind.

Step 4 — Camera Inspection (When Needed). For longer or more complex vent runs, we can run a camera through the line to confirm everything is clear before we close up.

Step 5 — Reconnect and Test. We reconnect everything, push the dryer back into place, and run a test cycle to confirm proper airflow at the exterior vent cap.

The whole process typically takes 25-35 minutes for a standard residential home.

DIY vs Professional Dryer Vent Cleaning

The lint trap is your job. The vent run is ours. Here’s the honest line.

What you can DIY safely:

  • Clean the lint trap after every load — every load, not every few loads
  • Vacuum the lint trap housing weekly with a narrow vacuum attachment
  • Wipe down the dryer’s exterior vent cap and clear visible lint blockage outside
  • Pull the dryer out twice a year and vacuum behind it

These steps catch maybe 30% of total lint accumulation. They matter, and they’re worth doing.

What needs professional equipment:

  • Cleaning the actual vent run between the dryer and the outside wall or roof
  • Camera inspection to see what’s happening inside the duct
  • Removing compacted lint buildup from elbows and turns
  • Cleaning roof-terminated vents safely (these account for most fall injuries from DIY attempts)
  • Detecting damage, crushed sections, or improper duct material

A consumer shop vac can’t generate the airflow needed to clear a 25-foot vent run. The brushes you can buy at a home center reach about 12 feet maximum and don’t rotate, which means they push lint deeper into elbows rather than removing it. The “drill attachment” kits work for short straight runs but jam easily and can damage flexible vinyl ducts.

If your vent run is under 10 feet, fully accessible, and you’re comfortable disconnecting and reconnecting the dryer, a DIY clean every year or so is reasonable. Anything longer, anything in the attic, anything terminated on the roof — that’s where professionals earn their fee.

Two decades of dryer vent work in Houston tells you a lot about what’s typical and what’s not. Lint patterns differ between Inner Loop bungalows with short vent runs and outer-loop two-stories where the vent travels 30+ feet across the attic. Slab-on-grade homes have different problems than houses with crawl spaces. We’ve cleaned them all.

What sets us apart isn’t a list of generic claims. It’s the specifics:

  • BBB A+ rating since 2002 with 625+ five-star Google reviews
  • IICRC-trained technicians on every job — no unmarked subcontractors
  • Fully insured: general liability, workers’ comp, and vehicle insurance
  • Truck-mounted vacuum systems with 200 feet of reach (handles long runs typical in Greater Houston)
  • High-pressure rotating brushes for vinyl, semi-rigid, and rigid metal vent types
  • Camera inspection before and after — we show you the proof
  • Same-day service available across most of Greater Houston
  • Upfront pricing with no hidden fees and no upsell pressure

We don’t dispatch contractors we’ve never met. Every technician on a Houston dryer vent call is on our payroll, knows our process, and has done dozens or hundreds of these. That’s the difference between a real service company and a referral broker. If you’re also dealing with water damage or general air duct concerns, we handle the full scope under one roof.

Dryer Vent Cleaning Houston

How often should you have your dryer vents professionally cleaned?

Once a year, minimum. Bump it up sooner if any of these sound familiar: clothes still damp after a full cycle, the dryer is hot to the touch, water pooling behind the unit, or a musty mildew smell on freshly dried laundry. Skip the DIY leaf-blower trick that floats around online. It can damage the vent and the dryer. Our techs use cameras and equipment built for the job.

A popular and misguided DIY trick is to clean your dryer vents with a leaf blower. We recommend that you don’t follow this misguided tip, which can cause damage to your dryer and your vent. Our equipment is design specifically to safely and effectively clean your dryer vents. We can even perform a camera inspection to see just how clogged your dryer vents are prior to service.

How Much Does Dryer Vent Cleaning Cost in Houston?

Most standard residential dryer vent cleanings in the Houston area run between $89 and $149. The exact price depends on a few specific factors:

What affects the price:

  • Vent length: Standard runs (under 15 feet) sit at the lower end. Long runs through attics or up multiple stories cost more.
  • Vent path complexity: Straight shots are quicker than runs with elbows, bends, or roof terminations.
  • Roof access: Vents that exit through the roof require ladder work and add time on-site.
  • Type of dryer: Stacked or condo-style units sometimes need extra disconnection labor.
  • Condition: Heavily clogged vents — often two or more years overdue — take longer to clear safely.

What’s included in our standard service:

  • Pre-cleaning camera inspection of the full vent run
  • Disconnection of dryer from vent
  • Brush-and-vacuum cleaning from both ends, interior and exterior
  • Outside vent cap cleaning and adjustment
  • Lint trap deep clean
  • Post-cleaning camera verification with photos
  • Reconnection and airflow test

What’s not included: vent replacement, rerouting, or new exterior cap installation. If we find damage during the inspection, we’ll quote any repairs before doing the work — never any surprise charges. For commercial properties, see our commercial air duct cleaning page for separate pricing.

For a firm quote, call (832) 699-0888 with your address and dryer location. Most jobs take 60-90 minutes start to finish.

Frequently Asked Questions — Dryer Vent Cleaning Houston

How often should I get my dryer vent cleaned in Houston? Once a year is the standard recommendation, and it holds true for most Houston homes. However, if you run more than 5 loads of laundry per week, have a large family, or notice your dryer taking longer than usual to finish a cycle, twice a year is a smarter schedule.

How do I know if my dryer vent needs cleaning? The clearest signs are clothes that come out still damp after a full cycle, a laundry room that feels unusually hot while the dryer is running, a burning or musty smell during operation, or visible lint collecting around the exterior vent cap outside your home.

Is dryer vent cleaning really necessary, or is it just a sales pitch? It’s necessary. The U.S. Fire Administration reports thousands of dryer fires each year, and lint buildup in the vent is the leading cause. Beyond fire risk, a clogged vent makes your dryer work harder, shortens its lifespan, and adds to your energy bill every month.

Do I need to be home during the service? Yes — a technician needs access to the dryer and, in most cases, the exterior vent cap as well. The appointment typically takes under an hour, so it’s a quick visit.

Can you clean dryer vents in apartment buildings or commercial properties? Absolutely. We handle both residential and commercial dryer vent cleaning throughout Houston. If you manage a laundromat, apartment complex, or commercial property with multiple dryers, contact us for a custom quote.

What’s the difference between cleaning the lint trap and cleaning the dryer vent? The lint trap catches about 75–80% of lint produced during a drying cycle. The rest travels into the vent hose and duct, where it gradually accumulates over months and years. Cleaning the lint trap after every load is good practice — but it doesn’t reach the vent itself, which is where the real buildup and fire risk lives.

Easy to book and they showed up on time. It was obvious that the dispatcher actually communicates with the on-site crew because they came prepared with the staff to do the cleaning we booked AND had an extra member so we could do the mold-removal we had mentioned that we were considering without having to have a 2nd visit. They were knowledgeable, polite, and very clean with their work. Explained what they were doing and showed pictures of our system so we could know what was happening. Will happily be booking cleanings every few years with them.

I enjoyed doing business with Extreme for many reasons. They were very professional, honest, on time and they cleaned up after they completed the job. I don’t feel that I was ripped off. I think their pricing was fair and appropriate for duct replacement for a single family home.

For a second year in a row, these guys, namely the technician Mr Anastocio, performed as agreed. I found their Groupon for whole house at 3ksqft. He called ahead by an hour for a heads up. I vacuumed my floors and moved light furniture and things so more carpet is exposed. He said my carpets looked good and we didn’t need spot treatments. He didn’t use additional chemicals as this was the basic steam/ deodorizer treatment. My carpets smell fresh and look great. Have exact change available for tax which Groupon does not cover, on a $99 service, I paid $8.16 directly to my tech. See you guys next year.
