Air Duct Cleaning Memorial, Houston TX

Extreme Air Duct Cleaning and Restoration Services has been cleaning air ducts in Memorial and across west Houston since 2002.

Memorial covers a long stretch of west Houston along Memorial Drive and Buffalo Bayou, running roughly from the West Loop out toward Highway 6. People use the name loosely. It takes in the Memorial Villages like Bunker Hill, Hunters Creek and Piney Point, the subdivisions tucked back behind Memorial Drive, and the streets around Memorial City. Big lots, tall pines, and plenty of houses that have been standing since the 1960s.

That age matters when the conversation turns to ductwork. A house built in 1965 might be on its third HVAC system, but the duct runs up in the attic are usually a patchwork. Old metal trunks nobody ever cleaned. Flex that got added during a remodel. Boots that have been painted over twice. We run into this all the time in 77024 and 77079. On a recent job in Memorial Forest, the flex lines were packed so tight with old dust that airflow was visibly choked, and several collars had started to rust where moisture sat against the metal.

What Memorial’s Trees and the Bayou Do to Your Ducts

The pine and oak canopy is a big part of why people buy here. It’s also a steady source of pollen, and a good share of it ends up indoors. That yellow film on every car along Memorial Drive each spring is a fair preview of what your return vents are pulling in. Over a few seasons it settles into the duct lining with household dust and pet hair, and then it gets blown back into your rooms every time the system kicks on.

Then there’s the moisture. Buffalo Bayou and the green belt around Terry Hershey Park keep the air heavy for much of the year, and Houston humidity doesn’t need the help. When cold air moves through a dusty duct in a hot attic, condensation can form at the boots and along the duct surface. Mix that with dust and you get the dark buildup and spotting homeowners notice around their vents. Some homes along the bayou also took water during Harvey in 2017. If yours was one of them and the ducts were never looked at afterward, it’s worth having someone check.

Teardowns are the other factor. Memorial has been trading older ranch houses for larger new builds for years, and construction dust travels. If the lot next door was scraped and rebuilt, your system likely pulled some of that in, even with the windows shut.

How We Clean Memorial Homes

We start by walking the system and counting vents, and you get one price before anyone touches a register. The crew uses truck-mounted equipment to put the system under negative pressure, then cleans every supply and return line along with the main trunks. Register covers get cleaned and vacuumed, and you get before-and-after photos when we wrap up. A typical single-system house takes a few hours. The bigger two- and three-system homes in the Villages take longer. If you want a ballpark first, our pricing is laid out on the air duct cleaning page.

While we’re up in the attic, we’ll also take a look at your insulation. Plenty of older Memorial attics are running on thin, settled blown-in that does very little against August heat. We handle attic insulation too, so it can happen on the same trip if it makes sense for your house.

Frequently Asked Questions

How often should Memorial homeowners get their air ducts cleaned?
Every three to five years works for most houses. In Memorial we usually point people toward the shorter end. The heavy pine and oak pollen, the humidity off the bayou, and the number of older homes with original duct runs all speed up buildup. If you have pets, someone in the house deals with allergies, or you've just finished a remodel, don't wait the full five years.
+ Does all the pine and oak pollen in Memorial end up in my ductwork?
A lot of it does. Pollen comes in through doors, windows and the gaps around them, and your return vents pull it straight into the system. A good filter catches much of it, but not all, and what gets past settles in the duct lining. By the time you see a gray or yellow film around the supply vents, there's usually a lot more of it further up the line.
+ My house took water during Harvey. Should I have the ducts checked?
Yes. Even if the flood water never reached the attic, a house that stayed damp for days can leave the air handler, the return and the lower duct connections holding moisture and dirt. We'll look at what's there and tell you honestly whether a cleaning will handle it or whether a section is too far gone and should be replaced instead.
+ We just built a new home in Memorial. Do the ducts need cleaning?
Usually, yes. Builders often run the HVAC while drywall is being sanded and trim is being cut, and that fine dust goes right into the ducts. New construction also tends to leave debris in the boots and trunks. A cleaning before you move furniture in, or soon after, is one of the easier things you can do for a new house.
+ How long does an air duct cleaning take?
Most single-system homes take a few hours. Larger Memorial houses with two or three systems can take most of the day. We'll give you a time estimate along with the price when we walk the system, so you can plan around it.
+ Why is my dryer taking so long to dry a load?
Nine times out of ten it's a clogged vent. Many two-story Memorial homes vent the dryer through the roof, and those long runs collect lint fast. Birds also like to nest in exhaust covers in neighborhoods with this many trees. A blocked vent makes the dryer run longer and is a real fire risk, so it's worth getting cleared.
+ Which parts of Memorial do you serve?
All of it. That includes ZIP codes 77024 and 77079, Memorial Forest, Bunker Hill Village, Hunters Creek Village, Piney Point Village, and the neighborhoods around Memorial City and along Memorial Drive. If you're not sure whether your street is covered, call and we'll tell you right away.
+ Are your technicians licensed and insured?
Yes. Our crews are licensed and insured, and we've been doing this work around Houston since 2002. We're family-owned and BBB A+ rated, with more than 600 Google reviews from customers across the area.
+ Will clean ducts lower my electric bill?
It can help, but we won't promise a number. Heavy buildup restricts airflow, which makes your system run longer to cool the house. Clearing it lets air move the way it should. In a lot of older Memorial homes, thin attic insulation costs more than dirty ducts do, so we'll point that out too if we see it.
+ How do I schedule air duct cleaning in Memorial?
Call us at (832) 699-0888 or request service through the form on this page. Estimates are free, and same-day appointments are often available. We'll confirm the time, walk the system when we arrive, and give you the price before we start.

Easy to book and they showed up on time. It was obvious that the dispatcher actually communicates with the on-site crew because they came prepared with the staff to do the cleaning we booked AND had an extra member so we could do the mold-removal we had mentioned that we were considering without having to have a 2nd visit. They were knowledgeable, polite, and very clean with their work. Explained what they were doing and showed pictures of our system so we could know what was happening. Will happily be booking cleanings every few years with them.

I enjoyed doing business with Extreme for many reasons. They were very professional, honest, on time and they cleaned up after they completed the job. I don’t feel that I was ripped off. I think their pricing was fair and appropriate for duct replacement for a single family home.

For a second year in a row, these guys, namely the technician Mr Anastocio, performed as agreed. I found their Groupon for whole house at 3ksqft. He called ahead by an hour for a heads up. I vacuumed my floors and moved light furniture and things so more carpet is exposed. He said my carpets looked good and we didn’t need spot treatments. He didn’t use additional chemicals as this was the basic steam/ deodorizer treatment. My carpets smell fresh and look great. Have exact change available for tax which Groupon does not cover, on a $99 service, I paid $8.16 directly to my tech. See you guys next year.

Every job starts with a walkthrough of your system, so you know what we found and what it costs before the work begins. We run truck-mounted equipment whenever the property allows it. High-rise condos get a portable machine instead, since a truck can’t reach.

We serve Memorial homes in 77024 and 77079, including Memorial Forest, the Memorial Villages, and the neighborhoods around Memorial City. We also work across greater Houston, including nearby Katy and Jersey Village. Need the dryer vent done too? We handle dryer vent cleaning on the same visit.
