3525 Sage is a high-rise community in Uptown Houston with 290 units — and 290 dryers all pushing lint into ductwork that hadn’t been cleared in a long time. The property’s management team brought us in to clean every one of them. Here’s how a job that size actually comes together, and what we pulled out along the way.
Why a building this size can’t skip it
In a single-family home, a clogged dryer vent is one household’s problem. In a 290-unit high-rise, it’s 290 of them stacked in the same building — and lint is one of the leading causes of dryer fires. When vents back up, dryers run hot and long, clothes come out damp after a full cycle, and the lint that can’t escape just keeps packing tighter. The runs in a building like this are often long and routed through shared chases, so the buildup tends to be worse than what you’d find in a house. A few of the vents we opened were almost completely closed off — you can see it in the photos below.
Running a 290-unit job without disrupting residents
The hard part of a project like this isn’t the cleaning, it’s the coordination. We worked with the management office to schedule units in blocks, kept residents in the loop on timing, and moved through the building methodically so nobody was left guessing when their turn was. Our crews treated every unit like someone’s home — in and out cleanly, nothing left behind. The whole project stayed on schedule from the first unit to the last.
What we used and what we found
Each vent was run end to end with a rotary brush and cable system that scours the full length of the duct, not just the part you can reach from the opening. We cleared the lint, checked airflow, and confirmed every vent was exhausting properly before moving on. The before shots speak for themselves — packed grey lint, blocked grilles, ducts you could barely see through. The after shots show bare metal and a clear path for air again.
The result
By the end, all 290 units had clean, free-flowing dryer vents — safer dryers, shorter dry times, and far less fire risk across the entire property. For the management team, it meant one major maintenance item handled for the whole community in a single, organized project.
