Commercial Air Handler & Coil Cleaning — Katy Police Department

We just wrapped a commercial job at the Katy Police Department over on Franz Road, and it’s a good example of what builds up inside a large air handler when the inside of the unit gets overlooked during routine filter changes.

What we found

This was a built-up air handler — the kind you actually step inside to work on. The evaporator coils were carrying a thick, felt-like mat of dust across the whole face, and that layer chokes airflow long before conditioned air ever reaches the building. The drain pan told the rest of the story. Black biological debris had collected along the bottom, right beneath the UV-C lamps that are supposed to hold that growth back. Once a pan gets loaded like that, it stops draining the way it should, and you’re left with standing moisture, odor, and a head start for mold.

What we did

We cleared the loose debris by hand and with vacuums, then worked the coil until the bare aluminum fins showed through again instead of gray buildup. The pan got scrubbed back to clean metal and flushed so condensate could move toward the drain properly. We cleaned around the existing UV system and wiped down the surrounding panels while the unit was open.

The result

The coil face came back clear, the pan was spotless, and air moved through the unit the way the original design intended. For a building with the daily traffic a police station sees, that means steadier cooling, less strain on the equipment, and noticeably cleaner air for everyone inside.
