Air Duct Cleaning Service Across Every Houston Neighborhood

Houston isn’t one place. The Heights feels nothing like Clear Lake. Memorial homes have different ductwork than 1920s bungalows in Montrose, and a townhome in EaDo has different needs than a ranch in Sharpstown. We’ve worked in all of them. Since 2002, our crews have cleaned air ducts in every part of Houston — inside the Loop, west of 610, north of Beltway 8, and out toward the Bay. If your neighborhood isn’t named on this page, it’s because we ran out of room. Call us. We’ll be there.

We’ve been doing this in Houston since 2002. That’s over two decades of crawling into attics in the middle of July, pulling cameras through ductwork that hasn’t been touched since a house was built, and telling homeowners the truth about what we find — even when it’s not what they were hoping to hear. Houston is a tough city for indoor air quality. The humidity alone is enough to create problems, and when you factor in the pollen, the construction dust, and the way most homes here run their AC eight or nine months out of the year, your duct system takes a serious beating. We’ve cleaned ducts in River Oaks estates and in Acres Homes bungalows. In brand-new builds out in Energy Corridor and in 1960s homes in Garden Oaks that still have their original ductwork. Every house is different, but the one thing they all have in common is that the air circulating through them passes through the duct system first — and if that system is dirty, so is the air your family breathes.

What Houston's Climate Does to Your Ductwork

Most cities get a break from their AC in the fall. Houston doesn’t, really. We go from full summer heat into a brief warm fall, and by the time you’ve had a few cool weeks, the humidity spikes again and the system is back on. That constant cycling pulls air — and everything in it — through your ducts continuously. Dust settles in the low points. Moisture finds its way into any section of duct that has even a small leak or gap, which is common in homes that have had any settling or renovation work done. And once moisture gets in, mold follows. We’ve seen it in Montrose townhomes, in Memorial area ranch houses, in new construction in the Heights where flex duct was kinked during installation and never caught.

After Harvey in 2017, we saw a wave of Houston homeowners who had properly remediated visible water damage but never thought to check their ductwork. Floodwater got into crawl spaces and mechanical rooms, soaked insulation around ducts, and the resulting mold grew quietly behind the scenes for months before families started noticing symptoms — headaches, worsening allergies, a smell they couldn’t place. If your home took any water during Harvey or the storms that followed, and you haven’t had your ducts inspected since, please call us. It’s a quick camera inspection and we’ll tell you straight what we see.

What We Actually Do

When we show up, the first thing we do is inspect. We run a camera through the main trunk lines and spot-check the supply and return branches. You’ll see on a monitor exactly what we’re looking at — the dust, the debris, any visible mold, any areas where duct sections have separated or where flex duct has collapsed. Nothing is hidden from you. If we find something that needs attention, we show you before we start.

The cleaning itself uses truck-mounted vacuum equipment that creates negative pressure throughout your duct system, combined with agitation tools that physically dislodge buildup from duct walls. We’re not just vacuuming near the registers — we’re cleaning the entire system from the air handler outward. Most Houston homes take three to four hours. Larger homes or systems with significant buildup take longer, and we won’t rush it.

We also check your dryer vent while we’re there. Houston’s humidity makes dryer vents particularly prone to lint compaction and bird nesting, and a clogged dryer vent is one of the leading causes of house fires nationally. If we catch it, we’ll let you know.

Easy to book and they showed up on time. It was obvious that the dispatcher actually communicates with the on-site crew because they came prepared with the staff to do the cleaning we booked AND had an extra member so we could do the mold-removal we had mentioned that we were considering without having to have a 2nd visit. They were knowledgeable, polite, and very clean with their work. Explained what they were doing and showed pictures of our system so we could know what was happening. Will happily be booking cleanings every few years with them.

I enjoyed doing business with Extreme for many reasons. They were very professional, honest, on time and they cleaned up after they completed the job. I don’t feel that I was ripped off. I think their pricing was fair and appropriate for duct replacement for a single family home.

For a second year in a row, these guys, namely the technician Mr Anastocio, performed as agreed. I found their Groupon for whole house at 3ksqft. He called ahead by an hour for a heads up. I vacuumed my floors and moved light furniture and things so more carpet is exposed. He said my carpets looked good and we didn’t need spot treatments. He didn’t use additional chemicals as this was the basic steam/ deodorizer treatment. My carpets smell fresh and look great. Have exact change available for tax which Groupon does not cover, on a $99 service, I paid $8.16 directly to my tech. See you guys next year.

Frequently Asked Questions

How often should Houston homeowners get their air ducts cleaned?
Every 2 to 3 years for most Houston homes — shorter than the national average of 3 to 5 years. Houston's year-round humidity, heavy pollen load, and proximity to industrial air corridors means your ductwork accumulates buildup faster than homes in drier climates. If you have pets, allergies, or your home took on any water during a storm event, annual inspections are worth considering.
+ Does Houston's humidity cause mold in air ducts?
Yes — Houston's heat and humidity create near-ideal conditions for mold growth inside ductwork. When moisture from your AC system combines with dust accumulation, mold spores can establish and spread through your home every time the HVAC runs. We've found active mold growth in ductwork across every Houston neighborhood — from newer subdivisions in Katy and Sugar Land to older homes in the Heights and Montrose. If you notice a musty smell when your AC kicks on, that's often the first sign.
+ Should I get my ducts cleaned after Hurricane Harvey or other flood damage?
Absolutely. Floodwater and storm moisture can enter crawl spaces, mechanical rooms, and attic sections where ductwork runs — even if the living areas of your home didn't flood visibly. Running your HVAC after flood exposure without inspecting the ductwork can spread mold, bacteria, and debris throughout your entire home. We inspected and cleaned hundreds of Houston homes after Harvey and have seen how quietly this damage progresses. If your home took on any water since 2017 and you haven't had your ducts inspected, call us.
+ How much does air duct cleaning cost in Houston, TX?
Most residential air duct cleaning jobs in Houston range from $300 to $700, depending on home size, duct accessibility, number of vents, and what we find during inspection. We always inspect first and provide a firm quote before any work begins — no surprise charges. Call (832) 699-0888 for a free same-day estimate.
+ Do you serve all Houston neighborhoods and suburbs?
Yes. We cover all of Greater Houston — inside the Loop and out. That includes the Heights, Montrose, Midtown, Galleria, Memorial, River Oaks, Garden Oaks, Spring Branch, Meyerland, Westbury, and Sharpstown, as well as suburbs including Katy, Cypress, Sugar Land, Pearland, Friendswood, League City, The Woodlands, Spring, Humble, and Pasadena. If you're not sure whether your address is in our service area, just call — we'll confirm quickly.
+ Do you offer same-day air duct cleaning service in Houston?
Yes. We offer same-day service across the Greater Houston area for air duct cleaning, dryer vent cleaning, and water damage restoration. Call (832) 699-0888 and we'll do our best to dispatch a technician the same day, including weekends.
+ Do you also clean dryer vents in Houston?
Yes, and we check it on every visit. Houston's humidity causes lint to compact faster inside dryer vents than in drier climates — this creates a fire hazard faster than most homeowners realize. A clogged dryer vent is one of the leading causes of residential fires nationally. We offer a combination discount when you book air duct and dryer vent cleaning together.
